Contracted to carry out the construction of a single storey extension, New Directions completed this project in only 13 weeks. Specific challenges included the installation of a 1.5 tonne steel beam within the rear structural wall of the main dwelling house and a requirement to excavate to a depth of 3m in isolated areas of the footing.
Agreement has been reached for the vendor to contribute the land as part of a Joint Venture. A Special Purpose Vehicle (SPV) is being formed to seek planning permission and build 2 x 3-bed bungalows. This ‘win-win’ arrangement will allow New Directions to guide the vendor safely through the development process and share in our success.
This involved the purchase of a 3-bed semi-detached property with development potential. Planning permission for a two-storey extension to the back of the property was sought post acquisition, followed by a successful planning application permitting the construction of 1 x 5-bed detached dwelling on land to the rear.
New Directions are currently working as consultant advisers to RBM (Wittering) Limited on their inaugural project in Church Street, Wittering. The scheme comprises of 10 affordable timber frame houses and one bungalow. Initial services include procurement & contract advices, tender evaluation, construction methodology and introductions to specialist trades.
